Before we apply any sealcoat, we meticulously prepare every asphalt surface. The amount of prep work varies for each driveway or parking lot, but it always involves:

  • Thoroughly scrubbing away caked-on dirt

  • Blowing away all debris with high-powered backpack blowers

  • Applying oil spot primer to larger oil stains

  • Trimming all grass edges for a clean finish

Once the surface is ready, we apply the sealer using either brushes or sprayers. Depending on your asphalt's condition and how much traffic it sees, we'll apply either one or two coats for optimal protection.

  • For every 1$ spent on preventative maintenance, 6-10$ will be saved on future pavement rehabilitation costs. Having a regular Sealcoating schedule combined with other forms of preventative maintenance like Crack Sealing and Patching will save you from huge expenditures in the future.   • We recommend sealcoating every 4-6 years, or when visible wear patterns appear on the sealcoated surface, whichever comes first.

    It is important to let the sealer wear before sealing again. Sealcoat is designed to adhere to asphalt, without letting it wear, you will have layers upon layers of sealer just sticking onto sealer which can cause additional problems.

  • Many variables constitute the answer to this question. Humidity levels, temperature, shaded areas, will all effect drying times.

    Generally, pedestrian traffic is allowed between 2-4 hours after applying, and vehicle traffic after 12 - 48. These are merely general recommendations and it is best to speak to the representative in charge of your project or the foreman for a specific answer applicable to your project.

  • While sealer is generally safe to drive on in 24-48 hours, it undergoes approximately a 30 day curing period until it is fully hardened. Most tire marks are simply dirt that is tracked onto the freshly black surface and go away after this 30 day curing period. It is important to note that you should minimize turning your steering wheel when your vehicle is at a dead stop, as this can leave something that is called power steering marks.
